Elliott Group’s Fit Out Division successfully completed the remarkable 5500 m2 fit-out project across two floors for the new Dunnes Stores in Point Village. The store, open in time for the festive season, introduces an enhanced retail space featuring a vibrant market deli, bakery, fishmonger, and a spacious new coffee shop, adding to the development’s appeal.

Main Works:

This project consisted of a 5500 m2 fit-out across two floors of a new Dunnes Stores in Point Village, Dublin 2 which includes 3000 m2 of grocery space, 1000 m2 of staff BOH areas and 1500 m2 of new storage racking areas and common spaces. The main features of the build were the installation of six travelators, two goods lifts, full customer facing and non-facing prep kitchens, eight produce coldrooms/freezer rooms, in-house bakery, sushi counter and customer café.

There were also considerable works carried within a 45m mechanical services riser to provide ventilation and refrigeration throughout the two floors. Many elements of secondary structural steel were added throughout the project. The project was completed over 16 weeks between August to November 2023.

Mechanical:

New supply and extract ventilation ductwork installed throughout the sales floor and back of house. Fire smoke extract ducting and kitchen canopy extract ducting is also installed. Ventilation systems are served from 4no. roof mounted AHUs and ductwork installed through a 30m service riser. A Fire Smoke Damper system and 3no. twin Smoke Extract fans are installed as part of smoke and commissioned for operation in fire alarm. Soils & Waste and Water services, including – meter, tank, booster pump, pumps, calorifiers, are installed throughout. BMS MCC is installed at roof level to monitor and control the plant and equipment.

 

Electrical

New lighting installation, emergency lighting, feature lighting, lighting control installed throughout. New power, data, fire alarm (including beam and air sampling), access control, CCTV, PA installed throughout. Services are fed from a new Main Distribution and Sub Distribution Boards throughout the floors and roof. A Clean Power and associated switch is installed as well as UPS to serve IT Equipment and tills.

 

Refrigeration and Air Conditioning:

Cold Rooms and walk in freezers are installed throughout the storage areas and are serviced from condensers at roof level. VRF system is installed and commissioned to provide heating and cooling to staff areas. ASHPs and Dry Air Coolers are installed and commissioned to provided heating & cooling to AHUs. DX Heat Pumps are installed and commissioned for hot water generation.

 

Sprinkler

New full sprinkler coverage is installed to the retail floor and back of house areas. Zone valve set and flow switches are installed in sprinkler plantroom, including new trunk main connected to landlord system. Sprinkler heads are also coordinated with cold rooms, feature ceiling and travellators.

 

Kitchen Equipment

Mechanical, Electrical, IT and refrigeration services are coordinated and installed to serve kitchen and food preparation areas including, General Bakery, Chicken Rotisserie, Pizza Oven, Deli, Fish Counter, Sushi, Food Storage, Food Preparation and Serving Areas.

 

Roof Plantroom

Mechanical and Electrical plant is coordinated and installed to roof plantroom with 4no. crane lifts at weekends and nighttime. Associated road closure permits and traffic management is coordinated.
