The KMD office extension consisted of extending an old mill building by a further two floor levels whilst the building remained occupied below. Situated in the heart of Dublin this project contained many risks that normally wouldn’t present themselves in a standard construction contract.
A full construction risk analysis was drawn up by all of the team members to identify the project risks and also how we were going to mitigate these risks through out the project. Each risk was tracked through the course of construction and adapted if any circumstance changed, which many did.
The works consisted of removing the occupants from the top floor and relocating them elsewhere in the building. Our team then installed a weather tight crash deck on the 4th floor level of the building. We scaffold the entire building and covered it with secure netting. The roof was carefully removed and disposed of. A ring beam was then cast around the top of the building. A structural steel frame was then placed on the ring beam. A calzip rood was then installed and the glazing quickly flowed in order to get the upper floors weather tight to remove the risk of leaks into the occupied floors below.
This project demonstrates EBCE management teams ability to deliver on a very complex project without incident. The project was delivered on time and on budget.
